- Engineering Graduate/PG with 15-18 year’s experience in Facility Management

Roles and Responsibilities: -
1. Technical Operations & Maintenance
- Lead the operations, preventive, predictive, and breakdown maintenance of all engineering systems and utilities across the township.
- Ensure timely troubleshooting, root cause analysis (RCA), corrective actions, and permanent closure of equipment failures.
- Manage maintenance of Electrical HT/LT systems, RMUs, transformers, substations, DG sets, HVAC systems, elevators, escalators, pumps, motors, VFDs, PLC-controlled equipment, lighting systems, and utility networks.
- Operate and maintain Water Treatment Plants (0.75 MLD to 10 MLD), Sewage Treatment Plants, pumping stations, reservoirs, water distribution networks, and associated infrastructure.
- Ensure optimum performance and reliability of Fire Protection Systems including Fire Hydrant Systems, Fire Alarm Systems, Sprinkler Systems, Public Address Systems, Fire Pumps, and Fire Tender vehicles.
- Monitor technical KPIs, equipment availability, MTBF, MTTR, energy efficiency, and preventive maintenance compliance.
2. Planned Preventive Maintenance (PPM)
- Prepare, implement, and monitor Annual Preventive Maintenance (PPM) schedules for all engineering assets.
- Ensure timely renewal and execution of Annual Maintenance Contracts (AMC) and Comprehensive Maintenance Contracts (CMC).
- Maintain complete records of maintenance history, equipment manuals, service reports, calibration certificates, statutory inspections, and asset registers.
- Develop and continuously improve Standard Operating Procedures (SOPs), Emergency Response Procedures (ERP), and maintenance manuals.
3. Township Infrastructure Management
- Manage complete township infrastructure including roads, storm water drainage, water supply network, sewerage systems, street lighting, landscaping utilities, utility corridors, and common amenities.
- Ensure uninterrupted technical services across residential, commercial, clubhouse, recreational, and common facilities.
- Conduct regular technical audits and infrastructure inspections to identify deficiencies and implement corrective actions.
4. Vendor & Contract Management
- Manage technical service providers, contractors, consultants, OEMs, and vendors.
- Monitor contractor performance against Service Level Agreements (SLAs), KPIs, safety requirements, and contractual obligations.
- Verify work completion, certify contractor bills, and ensure quality of workmanship.
- Participate in vendor evaluation, technical negotiations, tendering, procurement, and contract finalization.
5. Asset Management
- Develop asset lifecycle management strategies for all critical engineering systems.
- Maintain updated asset registers and recommend refurbishment, modernization, replacement, and capital improvement plans.
- Administer equipment warranties, defect liability periods (DLP), and warranty claims.
6. Energy Management & Cost Optimization
- Identify and implement energy conservation initiatives and operational cost reduction measures.
- Monitor electricity, diesel, water, and utility consumption through MIS and analytics.
- Prepare annual utility budgets and recommend sustainability initiatives including renewable energy, water conservation, and carbon footprint reduction.
- Drive value engineering initiatives without compromising operational reliability.
7. Budgeting & Financial Management
- Prepare annual operating and capital expenditure budgets.
- Monitor maintenance expenditure against approved budgets.
- Review technical proposals, rate analyses, comparative statements, and purchase recommendations.
- Control repair & maintenance costs while ensuring uninterrupted operations.
8. Team Leadership
- Lead and mentor multidisciplinary engineering teams comprising Electrical, Mechanical, Plumbing, Civil, Fire & Safety, STP/WTP, HVAC, and Utility personnel.
- Plan manpower deployment, shift management, resource optimization, and succession planning.
- Conduct technical training, safety awareness programs, competency development, and performance evaluations.
9. Safety, Compliance & Risk Management
- Ensure compliance with all applicable statutory regulations, safety standards, and environmental requirements.
- Liaise with statutory authorities including Electrical Inspectorate, Fire Department, PMRDA/MMRDA, Municipal Corporation, Pollution Control Board, Electricity Distribution Companies, Water Supply Authorities, and other government agencies.
- Ensure timely statutory inspections, renewals, testing, certifications, and licensing.
- Conduct safety audits, risk assessments, emergency preparedness drills, and incident investigations.
10. Projects, Fit-Outs & Handover
- Coordinate with Project, Design, Procurement, and Construction teams for smooth transition from project execution to facility operations.
- Monitor snagging, de-snagging, defect rectification, and commissioning activities.
- Participate in society handover processes, asset verification, technical documentation, and Engg. due diligence.
- Support fit-out management, renovation works, and capital improvement projects.
11. Customer & Stakeholder Management
- Attend client, resident, society committee, consultant, and management meetings.
- Resolve technical escalations and ensure timely closure of customer complaints.
- Prepare technical presentations, reports, dashboards, MIS, and monthly operational reviews.
- Maintain strong coordination with internal departments and external stakeholders.
12. Documentation & Digital Systems
- Ensure accurate maintenance of logbooks, checklists, preventive maintenance records, statutory registers, calibration records, drawings, and equipment history.
- Utilize CAFM/CMMS/BMS/ERP platforms for maintenance planning, asset management, complaint tracking, and reporting.
- Develop technical MIS, dashboards, trend analysis, and performance reports.
13. Continuous Improvement
- Drive reliability-centered maintenance (RCM), predictive maintenance, condition monitoring, and digital transformation initiatives.
- Implement best practices in Facilities Management aligned with international standards.
- Identify process improvement opportunities and lead operational excellence initiatives.
- Must be computer savvy (Emails, MS word, excel, PowerPoint, AutoCAD (View/Read)).
