JOB SUMMARY:
Maintains equipment, mechanical systems, apartments and other areas of the facility in a professional manner, and in good operating condition. Reports all deficiencies immediately to the Maintenance Manager.
MAJOR JOB RESPONSIBILITIES:
1. Performs routine maintenance and repair work on equipment and facility; completes work orders daily.
2. Advises Maintenance Manager of tools and supplies needed; uses care and judgment in equipment and supplies.
3. Follows safety rules, policies and procedures of the Maintenance Department.
4. Performs preventative maintenance as needed, maintaining the facility in good repair and free of hazards in areas including, but not limited to, electrical, plumbing, heating and
systems.
5. Maintains the facility and work areas in a safe, sanitary and orderly condition.
6. Maintains the fire system in good working order; assists in maintaining records of fire system inspections and repairs.
7. In the absence of the Maintenance Manager, coordinates maintenance work with other departments.
8. Serves On Call as needed to meet the needs of the facility.
9. Other tasks as requested or assigned.
Education and Experience
High School graduate or GED. Technical school training preferred. Three to four years maintenance work experience preferred.
Licenses and Certifications
Current valid Ohio driver license.
HVAC training and valid EPA certification.
Knowledge, skills and abilities
Knowledge of general maintenance procedures, and the ability to perform these procedures with safety and proficiency.
Knowledge of the operation of tools and equipment related to the job, and the ability to use these tools and equipment with safety and proficiency.
Ability to read printed and written material, including instructions for the operation of equipment.
Ability to be flexible in carrying out daily job duties, and able to organize and prioritize tasks.
Knowledge of resident rights and the ability to respond to each resident with empathy and respect.
Knowledge of policies, procedures, philosophies, rules and regulations governing the delivery of services to consumers.
Ability to communicate clearly and effectively, both orally and in writing.
Ability to follow oral and written instructions.
Ability to establish and maintain effective working relationships with coworkers, other departments, and consumers.
Ability to deal courteously and diplomatically with consumers, visitors and staff.
